Hunting property, pure and simple. Located west of Nix, Texas with one and a half mile of frontage on F.M 580. It is eighty one miles from Austin.

 

This ranch is heavily wooded with predominately Live Oak and Cedar with a little Mesquite. Fencing is relatively new net and barb wire on the west side; with fixed knot, high fence on the north side; and older fence, but still able to turn cattle, on the east and along the highway.

 

There are two existing water wells on the property. One on the north end of acreage, which features a windmill that has storage and services a water though; and a second, currently not in use, in closed proximity to the hunting camp and an old barn and pens.

 

A wet weather creek traverses the property from east to west for about 6/10 of a mile. There used to be approximately 32 acres of cultivation as indicated by terracing but is beginning to be overgrown by Cedar and Mesquite. The land runs from an elevation of 1356 feet along the highway to 1260 feet along the creek and back up to about 1300 feet on the north fence.
